These are some current pictures of our new project - a LEED (Leadership in Energy and Environmental Design) Certified house in Greenwood, South Carolina.
What is LEED? Follow the link for a more detailed description. In a nutshell, the United Stated Green Building Council (USGBC) has developed LEED, which is a third-party certification program and the nationally accepted benchmark for the design, construction and operation of high performance green buildings.

This page is designed to step through the entire process of constructing this home. The photos with captions start at the very bottom of the page and end with the finished house here at the top. This page takes a while to load due to the number of pictures included.
The home is finished and the homeowners have moved in. The power bill for Dec was $87, Jan was $137, March was $69, April was $ 62. Not bad for almost 4000 sq. ft.
Almost finished. One more coat of white paint on the lower level and the house will be complete!
Wed. Dec 31 - The blower door test was completed with a final rating of 900. A typical home this size would be around 4000, so we are very proud of this. The final review of our LEED points showed that we are well into the GOLD rating category!!!
Wed. Dec 24 - We have the Certificate of Occupancy! Not everything has been completed, but the codes have been met and we passed on the first try. The final stair treds, the closet systems, the tile backsplash and the porch railing need to be completed but that won't change the move in date.
Friday, Dec. 5 - The boxing and soffits have been completed, the trim has been painted on the top story and painting continues on the inside.
The outside HVAC units have been set and the porch floors have been completed.
Inside, the cabinets have all been set.
Thursday, Nov 20 - Everything is really starting to take shape. Two color coats were sprayed today... Sherwin Williams Super Paint. All of the paint on and in this house will be low or no VOC paint or stain. The trim will be brushed white.
On the inside, everything has been primed and the trim is almost complete. The base and crown molding has been run everywhere except around the cabinets. We passed the inspection for temporary/permanant power. The panel has been wired and most of the recepticles have been installed.
Prior to the sheetrock, Claude St.Hilaire from Home Energy Group performed a preliminary blower door test to help us identify and fix any potential air infiltration points on the house. Claude is the third party inspector and Home Energy Rater for this project.
Friday, Oct 31 - The sheetrock has been completely hung and the finishing work should be done by this coming Friday. The siding is still progressing and should be done by Friday as well. The porch ceiling has been installed and the porch floor has been started.

Recycled blue jeans and other cottons were used as sound deadening insulation.
This picture shows the final scrap wood pile from the house - thanks to careful planning, reuse and recycling efforts. Extra wood even had to be purchased to finish the purlins for the house!
Wednesday, Oct 15 - We apologize for the lapse in coverage... During the last month we were still very busy. Levi, Lead Carpenter, and Jen gave birth to Ryleigh Madeline on 9/13 and we gave birth to Carrie Elizabeth on 9/26. Thankfully both Moms and both daughters are healthy and doing well.
The electrical, HVAC and plumbing rough in work was completed and the house passed the rough in inspection on Friday 9/10 on the first try. The siding was started this week. We chose to use Nichiha fiber cement siding.
The foam insulation started on Tuesday. We chose a closed cell foam, AirTight spray foam, sprayed by Clay Riddle from Comfort Zone Spray Foam.
Wednesday, Sept 17 - The upstairs window has been added, the electrical has been started and the HVAC is well underway. The upstairs installation is almost complete.
We chose a Carrier Infinity system. 2 ton upstairs and downstairs, dual fuel, R-110a with a MERV 15 rated air filter, UV lamps and ERVs. The units are 18.3 SEER with variable speed air handlers.
Underneath the house has been completely sealed to make the conditioned crawl space. 8 mil fiber-reinforced polyethylene was used along with tape and sealing mastic to ensure an air and moisture tight barrier.
Monday - Most of the windows were installed and the shingles were completed.
Friday Sept. 5 - The front porch has been completed and is ready for shingles.
Friday, Aug. 29 - This week, the main roof was shingled, the roof over the kitchen nook was completed, the front porch deck was completed, the rough plumbing was done and the garage floor was filled, tamped and poured.
Friday - We worked feverishly to get the side porch done and to get the roof felted before the hurricane rains came. Luckily the rain has not been heavy, but thankfully the house is mostly dried in.
Thursday, Aug 21 - Most of the house has been house-wrapped, the roof has been sheathed, the valleys have been covered with ice and water barrier and the side porch framing has begun. The west side of the rear roof and the front roof have both been shingled.
Tuesday Aug. 12 - The sheathing has been installed on both sides of the rear roof (except for areas where the porch trusses will be connecting). The look-outs for the front roof have been done and half of the bonus room has been floored.
Preparing for Rain!
Thursday - All main trusses have been installed and the gable ends have been sheathed. The valley rafters between the two gables have also been built. High temp. for Wednesday was 105!!!
Tuesday - Most of the roof trusses have been set on the rear of the house and over the second floor. It is really starting to take shape.
Wow what a bonus room!
Friday, August 1 - The upstairs interior walls have all been framed and 20 of the 28 trusses for the bonus room were set.
Wednesday, July 30 - All of the second floor SIPs panels have been set, the stairs have been completed and half of the interior walls on the second floor have been completed.
Friday - The Advantec flooring on the second floor has been installed and half of the SIPs panels have been set.
Wednesday - The maze of LVLs and I-beams has been installed and the second floor is ready for the Advantec flooring. The 100 degree temperatures seem to have all of us moving in slow motion!
Monday - With the thermometer reading 103.8 and a severe afternoon thunderstorm with dime sized hail, the progress today was slow. More of the LVLs and some of the I-Beams were set for the second floor.
Friday - The garage doors were changed and the framing was completed. The doors were all trimmed in and several of the LVLs for the second floor were installed.
By Thursday, the windows have all been framed in, the garage end wall and the garage/house wall were completed and the top plates were installed. The header over the garage doors was installed, but may be moved up after seeing it in place.
Tuesday July 14, 2008 - By Tuesday the interior walls were all framed and the breakfast area exterior walls were completed.
Friday - We have all but a few of the 1st floor panels installed.
Thursday - Completed west wall and front wall sections. And then more thunderstorms.
Wednesday - We started putting up the SIPs panels after we finished the garage knee wall and installing the bottom plate. More afternoon showers.
Tuesday July 8, 2008 - By Tuesday, the temporary power had been installed, the water lines had been hooked up for temporary water and the Advantec flooring was completed.
Friday July 4, 2008 - By Friday afternoon, the I-joists and the rim boards were installed and the Advantec Flooring had been started when a thunderstorm cut the day short.
Wednesday July 2, 2008 - French drain was installed, gutter drains were installed and the walls were backfilled. Sill sealer and the sill plate were also installed.
By Tuesday 7/1/08, we had the crawl space cleaned out and leveled, the walls waterproofed inside with Dri-Lock, a continuous layer of 6-mil plastic and 2 layers of 1 1/4" Dow Thermax insulation. Two layers was cheaper, has a higher R-value and allowed us to stagger the seams between the boards. The outside is almost prepped for the french drain. It has been painted with the Thoroseal coating and covered with a Bituthene membrane.
Saturday 6/28/08 - The masons finished! All of the walls, vents, access holes and anchor bolts are in place.
Friday 6/27/08 - Brushed on BASF Thoroseal foundation sealer to some of the finished walls.

Thurday 6/26/08 - Laying the bricks for the porches. Notice some of the interior walls have been waterproofed. The day ended early due to an intense thunderstorm.
Wed. 6/25/08 - Laying the blockwork for the conditoned crawl space.
